WHEN APPLYING TO RENT A PROPERTY IT IS IMPORTANT TO BE AWARE OF THE ASSOCIATED FEES AND REQUIREMENTS.

BELOW IS A LIST OF ALL FEES YOU CAN EXPECT DURING YOUR APPLICATION.

 

Bradleys Property Management are a member of The Property Ombudsman redress scheme and the UK Association of Letting Agents providing Client Money Protection and all client deposits are held by The Deposit Protection Service.

When interested in renting through Bradleys Property Management we recommend that you read our Tenants Information Sheet when viewing any property.

 

HOLDING DEPOSIT (Inclusive of VAT)

When applying to rent a property through Bradleys Property Management a holding deposit of up to one weeks rent (Which is non-refundable once we receive this if you subsequently withdraw for any reason) will be required.

 

REFERENCES REQUIRED

We use a referencing agency who complete full credit and background checks for all references or the following;

• Bank reference:  Address, Account No, and Sort Code.

• Current/previous Landlord:  Name, Address, Contact Number.

• Employer (Accountant if self-employed): Name, Address, and Contact Number.

• Rent Guarantor (if unemployed OR part-time/part DSS):  Name, Address, Contact number.

 

(The holding deposit will be deducted from the overall deposit required for a property if your application is successful).

 

The above holding deposit is payable when an application is made for a property and must be paid for in cash or by direct bank transfer.

 

When satisfactory references have been received and it has been agreed you may take a tenancy of a property, you will be required to pay the following in cleared funds i.e. cash/bankers draft/building society cheque:

 

First months rent in advance – as per individual property.

Deposit – equivalent to one month’s rent.

 

When there is more than one tenant of a property under a single tenancy agreement, we require you maintain one regular payment equating to the full monthly rent. However, it must be remembered each tenant is jointly and severally liable for the whole rent if any co-tenant should fail to pay his or her share.

 

Please note that submission of an application and the payment of any holding deposit does not signify acceptance as a tenant for the specified property. In the event of an application not being accepted we are unable to give reasons or enter into further discussions on the matter. Photographic identification will be required in order for us to comply with the Immigration Act 2016 (please contact us for more information on acceptable forms of ID).
